Apartment Outreach Independent Contractor & Compensation Guide

Please read this guide before participating in the Doms Mattress Apartment Outreach Program. It explains your independent contractor status, commission eligibility, payments, taxes, and program rules.

Quick Summary

Eligible commissions are generally reviewed and paid monthly by ACH. Sales, commissions, income, and continued participation are not guaranteed.

1. Independent Contractor Status

Apartment Outreach Representatives participate as independent contractors. You are not an employee, partner, agent, or joint venturer of Doms Mattress.

You are responsible for:

  • Managing when and how you perform outreach.
  • Providing your own phone, internet, equipment, and workspace.
  • Working only within your state unless otherwise approved.
  • Following the current Training Page and approved process.
  • Maintaining accurate outreach records.
  • Reporting and paying your own applicable taxes.

Participation does not include hourly pay, salary, employee benefits, paid time off, expense reimbursement, or guaranteed work.

2. How Commission Is Earned

Eligible representatives earn a 17% commission on the qualifying product subtotal of eligible completed orders connected to participating apartment communities they established.

Commission is calculated before taxes and shipping.

A commission generally requires all of the following:

  • You properly established and documented the participating community.
  • The community was not already assigned to another representative.
  • The order is properly connected to the Apartment Outreach Program.
  • The order is completed and paid.
  • The order meets all current program requirements.

Consistency Matters

Not every apartment community will participate. Stay professional, maintain accurate records, and continue introducing the Resident Welcome Program. Individual results vary, and commissions are not guaranteed.

3. Ineligible or Adjusted Orders

Commission is not earned on orders that are:

  • Canceled, refunded, or fully returned.
  • Fraudulent or disputed.
  • Duplicate or improperly attributed.
  • Connected to false or inaccurate outreach records.
  • Otherwise ineligible under current program terms.

If an order is partially refunded, returned, discounted, or adjusted, commission may be recalculated using the final eligible product subtotal.

Entering your name or updating a community in the spreadsheet does not automatically create commission eligibility. The community must be properly established as participating, and the eligible completed order must be correctly attributed.

4. Community Attribution and Spreadsheet Rules

A participating community is generally attributed to the representative who first properly established and documented the relationship.

Representatives must:

  • Contact only apartment communities listed in the Outreach Spreadsheet.
  • Enter their full name exactly as shown on their onboarding form.
  • Update Status and Notes immediately after every call.
  • Edit only Representative Name, Status, Notes, Email, and Send Email.
  • Never change property information or another representative’s work.

Doms Mattress may review outreach records, customer orders, and community participation before approving a commission.

5. Payments and Onboarding Requirements

Eligible commissions are generally reviewed and paid once each month by ACH direct deposit.

Payments are generally issued on or about the 5th day of the following month for eligible commissions from the previous calendar month.

Before payment, representatives may be required to provide:

  • A completed Representative Onboarding Form.
  • A completed and signed IRS Form W-9.
  • Required acknowledgements and electronic signatures.
  • Valid ACH payment information.
  • Other information reasonably needed to verify or process payment.

Weekends, holidays, refunds, disputes, missing documents, inaccurate payment information, or order verification may delay processing.

6. Taxes and No Guaranteed Income

Independent contractors are responsible for their own applicable federal, state, and local taxes. Doms Mattress does not withhold income taxes, Social Security, Medicare, unemployment taxes, or other employee deductions.

Applicable tax documents may be issued under current reporting requirements. Doms Mattress does not provide personal tax, legal, or financial advice.

There is no guarantee of apartment-community participation, resident purchases, sales, commissions, income, territory, future work, or continued participation.

Commission examples are based on our current best-selling mattress and are provided for illustration only. Actual commissions vary depending on the products purchased and may be higher, lower, or zero.

7. Representative Conduct

Representatives must:

  • Represent Doms Mattress honestly and professionally.
  • Use the approved phone script and outreach process.
  • Use only the approved Send Email feature in the Outreach Spreadsheet when a property requests information by email.
  • Direct properties to the official Resident Welcome Program page.
  • Provide only accurate and approved information.
  • Respect requests not to be contacted again.
  • Protect confidential company and community information.

Representatives may not:

  • Claim to be employees of Doms Mattress.
  • Guarantee income, sales, savings, delivery, or availability.
  • Charge communities or promise them payment.
  • Create or distribute unauthorized promotions or materials.
  • Email unofficial files, flyers, or attachments.
  • Collect customer payment information.
  • Harass, pressure, mislead, or repeatedly call uninterested properties.
  • Submit false information or alter another representative’s work.

8. Territory and Confidentiality

Representatives must work only within the state where they reside unless Doms Mattress provides approval otherwise.

Outreach spreadsheets, community contact information, training materials, compensation information, and internal resources may be confidential. These materials may not be sold, publicly posted, shared with unauthorized individuals, or used outside the program without written permission.

False entries, unauthorized territory activity, duplicate claims, or changing another representative’s work may result in loss of commission eligibility or removal from the program.

9. Program Changes and Ending Participation

Doms Mattress may update, modify, restrict, suspend, or discontinue the program, commission structure, territories, procedures, or eligibility requirements.

Either the representative or Doms Mattress may end participation at any time. Doms Mattress may suspend or remove a representative for policy violations, false information, harassment, misrepresentation, confidentiality violations, spreadsheet violations, or conduct that may harm the business.

Eligible commissions earned before participation ends will generally be processed under the terms in effect when the qualifying order was completed, subject to verification, refunds, disputes, and eligibility requirements.

10. Before You Begin

Complete the following steps in order before contacting apartment communities.

  1. Watch the Training Video.
    Learn how the program and outreach process work.
  2. Read the Apartment Outreach Training Page.
    Review the phone script, spreadsheet instructions, statuses, notes, and rules.
  3. Review this Compensation Guide.
    Understand commissions, payments, taxes, and your independent contractor status.
  4. Complete the Representative Onboarding Form.
    Submit all required information, acknowledgements, and documentation.
  5. Begin Outreach.
    Contact communities already listed in the Outreach Spreadsheet and update the Representative Name, Status, Notes, Email (when applicable), and Send Email fields according to the Training Page.

11. Acknowledgement

By participating in the Apartment Outreach Program, you acknowledge that you have reviewed this guide, understand the program requirements, and agree to follow current Doms Mattress policies and procedures.

Completing onboarding does not guarantee acceptance, assignments, sales, commissions, income, or continued participation.

This guide does not replace any signed agreement, acknowledgement, tax form, or other document applicable to participation.
